Project implementation “construction go-live” These services will be led directly by the CEO and/or COO for ADC.

Project Implementation

This area of engagement deploys our services to deliver approved project scope. ADC will assign a dedicated Project Based Manager (PBM) to maintain engagement until Project CO.

1. Liaison with Procurement Department to properly select General Contractor (GC), Architects, Mechanical, Electrical, & Plumbing Engineer (MEP), and Civil Engineer for the pre-development phase. Focus on selection of qualified minority contractors/engineers. Participate in RFQ process as appropriate.
   1. a. Determine, publish, and manage Key Milestones for project.
   2. b. After selection, work with external attorneys to negotiate and execute contracts.
2. PBM will manage GC and engineers during the predevelopment phase for the following construction budget with details submittal of Site Plans and Building Plans to appropriate local permitting authorities.
3. ADC will develop and manage the overall master cost schedule including construction cost. In addition, the following activities will occur:
   1. a. Monthly report to client and professional team.
   2. b. Ensure client liquidity to deliver project.
   3. c. Work with CFO to prepare and submit for bank line draws or funding of grants.
4. Our PBM will liaison with the GC PM to build a master detailed construction timeline schedule.
5. The assigned PBM will also liaison with local government agency to nurture the approval of all necessary permits to begin construction (Site Plan, Building Plan, Engineering Plan…)
6. Once permits are issued, reassess master construction timeline schedule and provide updatesand/or decisions that require adjustment(s)
7. Liaison with Procurement team to perform RFQ process for selection of GC and Architect.
   1. a. Includes insuring proper project description and product delivery.
8. The PBM will coordinate all necessary team sessions to ensure alignment. This includes identifying project issues and resolutions with the GC and professional team members.
9. Provide the following report-outs:
   1. a. Weekly construction reports.
   2. b. Monthly cash and budget report.
10. Manage project to issuance of CO
